Italian Villas with Sea & Lake Views
A collection of villas from the Amalfi Coast to the shores of Lake Como, where the sea and the lakes are part of everyday life.
Italy's Finest Water-View Homes
Essenza Escapes offers a collection of private villas across Italy chosen for their views of the water, spanning both the coast and the lakes. Along the sea, our homes take in some of the country's most sought-after settings, from the Amalfi Coast and Portofino to the islands of Sicily and Sardinia. Others sit on the shores of the northern lakes, among them Lake Como and Lake Garda. The relationship to the water varies from villa to villa: some have their own private dock or direct access to the shore, while others sit a short walk from a beach or harbor. Each property has been inspected in person, so the outlook is exactly as presented, and each ranges in scale and style to suit different kinds of stay. Our team knows these regions well and helps you find the villa, and the view, that fits how you wish to travel.

Frequently Asked Questions
Do you have any villas directly on the water?
A few. Villas directly on the water are rare across Italy, and where they exist they command a premium. We offer a strong selection within a short walk of the beach, and homes set a little back with a private pool and open sea views. For most guests that combination, closeness to the water with real privacy, proves the better balance.
Which regions are best for families?
Tuscany, Puglia, Sardinia, and Sicily tend to suit families with young children best, with softer terrain, sandy beaches, and space to relax. The Amalfi Coast, by contrast, is steep and vertical, which is worth bearing in mind with very young children and some seniors.
How large are the boats you can arrange?
The boats we arrange typically carry between twelve and eighteen guests, comfortable for a day exploring the coast, reaching a cove, or crossing a lake to dinner.
Will my skipper's license be valid in Italy?
It depends. Foreign licenses are accepted in some cases but must meet the requirements of the region you are in, so it is best to check with us in advance. If your license doesn't qualify, we can arrange a skipper for the day.
Can we swim in the lakes?
Yes, in certain spots, though the water is considerably colder than the sea. We can point you to the villas and places best suited to swimming if that matters to you.
How busy do the beaches get?
It varies. Public beaches can be busy in high season, while the upscale beach clubs, particularly along the Tuscan coast, stay calmer, though these need booking ahead. We are glad to arrange that for you.
Would you recommend beach clubs?
Yes, and in much of Italy they are simply how a day by the sea is done. A beach club, or stabilimento, gives you a reserved lounger and umbrella for the day, along with restrooms, a bar, and usually a good restaurant. Because access is limited to guests, they are also calmer and more private than a public beach. The most premium, found along the Tuscan coast, the Amalfi Coast, and in Sardinia, add facilities such as pools and full service, and are worth booking ahead. We are glad to arrange one to suit your villa and the kind of day you have in mind.
Is the Amalfi Coast difficult if I have trouble with steps?
It can be. The Amalfi Coast is a vertical landscape of cliffs and staircases, and many villas are reached by steps rather than a driveway. We can suggest properties with easier access, though the terrain itself cannot be changed, so it merits honest thought if steps are difficult for you.
Do the villas have air conditioning?
The great majority of our villas have air conditioning, though in some it is provided in the bedrooms rather than throughout. It is also worth noting that air conditioning in Italy typically reaches a minimum of around 19 to 20 degrees Celsius.
Are external suppliers allowed?
It depends on the property. Some ask that certain services, such as catering, transfers, or entertainment, are arranged through their own approved suppliers, while others leave the choice open to you. We will always tell you where this applies so you can plan accordingly.
Can I host a party at the villa?
It depends on the property and the scale of what you have in mind. Some homes welcome events, others do not, and many set conditions on numbers or noise. Tell us what you are planning and we will let you know what a particular villa allows.
Can you help organize a celebration?
Yes, where the villa is suited to hosting one. Tell us the occasion and the numbers, and we will arrange what the celebration calls for, from the catering and staff to the finer details of the day.
